Privacy Policy

What we collect
- Contact details: your email address and phone number, so we can deliver your report and communicate about your order.
- Deal information: the property address, pricing, your goals, your deal structure, and the documents you upload (rent rolls, operating statements, offering memoranda, appraisals, and similar).
- Payment: payments are processed by Stripe. Your card details go directly to Stripe — we never see or store them. We receive only confirmation of payment and the amount.
- Usage data: we use Google Analytics to understand aggregate site usage (pages visited, order-flow steps completed). We do not sell this or any other data.
How we use it
To produce your underwriting analysis, communicate with you about your order (including confirmation and progress emails), and improve the service. We do not sell your data. We share it only with the service providers that operate the business — Google Workspace (secure document storage and email), Stripe (payments), and Google Analytics (aggregate usage) — and only as needed to provide the service.
Where your documents live
Uploaded documents and order details are stored in the business's private Google Workspace drive, accessible only to Pencil This Underwriting.
How long we keep it — 30 days
We retain your uploaded documents and deal data for 30 days after delivery, then permanently delete them. This window intentionally matches our re-run and upgrade window: within 30 days we still have your data on file, so a re-run (flat fee) or an upgrade to a higher tier is fast and doesn't require re-uploading. After 30 days your data is deleted, and any new analysis on that deal is a fresh order at full price. We keep basic order records (order number, tier, dates, amounts) for bookkeeping.
Confidentiality of your analysis
Your deal is confidential. Your analysis is never shared or reused, and it never appears in anyone else's work. NDA and non-circumvent terms are available on request.
Your choices and rights
Email hello@pencilthisunderwriting.com at any time to ask what we hold about you, to request early deletion of your documents, or to correct your contact details. We respond promptly.
Changes
If this policy changes materially, we'll update this page with a new effective date.
