Who we are

Pencil This Underwriting ("we," "us") provides underwriting analyses of multifamily real-estate deals at the request of, and based on materials supplied by, our clients. Contact: hello@pencilthisunderwriting.com.

What the service is

For a published, flat fee, we analyze the deal you submit — your documents plus your stated goals and deal structure — and deliver a written analysis as an editable document within the turnaround stated for your service tier. Turnaround is measured from complete intake: all required documents plus your intake answers. If anything needed is missing, we send one consolidated request and the clock restarts when we receive it.

What the service is not

• Our analyses are decision-support tools based on client-provided information. They are not investment, legal, tax, or financial advice, and we are not your fiduciary, broker, lender, appraiser, or accountant.
• We do not guarantee that any deal will perform, close, or be financeable, and we do not guarantee any outcome from using our analysis. Be wary of anyone who does.
• Assumptions in a report are stated and sourced so you can evaluate and replace them. Where you have not provided terms, we model realistic current-market assumptions; we do not quote you any specific lender's terms.

Your responsibilities

• Provide accurate, lawful materials that you have the right to share.
• Verify all inputs and conduct your own independent due diligence before making any investment decision. The decision to offer, buy, sell, or borrow is always yours.

Payment and refunds

Prices are published on our site and payment is processed by Stripe. We never see or store your card details. Our refund policy is stated in full on the Refund Policy page.

Confidentiality

Your deal is confidential. Your analysis is never shared or reused and never appears in anyone else's work. NDA and non-circumvent terms are available on request.

Documents and data

We retain your uploaded documents and deal data for 30 days after delivery, then permanently delete them. Details are in the Privacy Policy.

Limitation of liability

To the maximum extent permitted by law, our total liability arising out of or relating to the service is limited to the fees you paid us for the analysis in question, and we are not liable for indirect, incidental, consequential, or punitive damages, or for lost profits or lost opportunities, even if advised of their possibility.

Changes

We may update these terms; the version in effect when you place an order applies to that order. Material changes will be reflected on this page with a new effective date.
