Refund Policy

Effective July 9, 2026

If we're unable to underwrite your deal — unworkable or insufficient data, an asset type outside our scope, or a deal we determine we can't analyze to our standard — you receive a full refund.

Our make-it-right guarantee

Every number in your report is one of three things: taken from your documents, computed from stated assumptions, or anchored to a named source. That means every number can be checked — and if we got one wrong, we fix it.

If we misread your documents, made a calculation error, mis-stated the deal structure you gave us, or cited a source for something it doesn't say, we correct the report and re-issue it promptly, at no charge. If we can't make it right, you receive a full refund.

Market judgment calls — like where the submarket cap-rate anchor sits — are stated in the report with their source. If you have published market evidence we didn't consider, send it: if it materially changes the analysis, we'll re-run with it at no charge. A difference of opinion with a sourced judgment isn't a defect — but we don't hide behind that line. Show us better evidence and we'll use it.

How it works

  • If we determine we can't underwrite your deal to our standard, we tell you promptly and issue a full refund — you don't have to ask.
  • Refunds are issued through Stripe to your original payment method. Depending on your bank, the credit typically appears within 5–10 business days.
  • Questions about an order or a refund: hello@pencilthisunderwriting.com — include your order number.

Re-runs and upgrades

Deal changed? Re-runs are $150 (Full) / $75 (Screen) within 30 days. A Quick Screen credits in full toward a Full Underwriting within 14 days, and a Full upgrades to Deal Partner for $250 within 14 days.
